STEP 3 – BE SURE THE TAX DEED ACTUALLY SOLD AND IF WORKING WITH OLDER RECORDS, CHECK TO SEE IF THE SURPLUS IS STILL AVAILABLE (Not claimed)

Did the Tax Deed Actually Sell Successfully?

The owner of the property is actually able to redeem up until the point before the high bidder fully pays for his bid (they have 24 hours after the auction to do so). Therefore, it is possible (and sometimes does happen) that after we give the surplus records, the owner went in and paid their property taxes, redeeming their property and then there would be no surplus. This is the price paid for receiving the records so early. If you see a record of surplus you want to pursue, you may want to just do a quick check to make sure it did not redeem right after the auction.

Did a Tax Deed Redeem?

Is the Surplus Still Available

We give you new records right after auctions happen, so there is 100% guarantee of not yet being claimed. However, if you are working with an OLDER record, always check to make sure the surplus was not already claimed.  We provide a document and videos showing you how to check back on older surplus records. It is named “Was a Surplus Claim Made”. If you are already a client on any of our websites, here is a direct link to the page where you can download this information:

STEP 4 – DOWNLOAD/OBTAIN THE PROPERTY INFORMATION REPORT TO SEE IF THERE ARE ANY LIENS OF MORTGAGES THAT COULD TAKE THE SURPLUS.
