Surplus Lists from the Tax Deed Auctions in Florida

INFORMATION YOU NEED FOR SUCCESSFUL SURPLUS CLAIMS


We collect the results for every record where there is at least $1,000 in Surplus. After we have good results, there is still plenty of information you need that the county does not openly give within the auction records. The counties have no interest in assisting you with your Surplus Recovery efforts. They supply only the basic information that Tax Deed BUYERS need to participate in the auctions. Therefore, once an auction ends, you are pretty much on your own.

Here is a full list of the information you need:

A. The county will give you before the auction:

  • Auction Date
  • Tax Deed Number
  • Parcel Number
  • Starting Bid

B. In the case of some counties, they will give you

  • Ending Bid
  • Assessed Value of property
  • Whether or not the property was Homestead (this affects the surplus amount)
  • Surplus Amount

C. After the auction, you need to know:

  • Who was the Owner at the time of the auction (who is entitled to the surplus)
  • What is/was their mailing address at the time of the auction (in case they did not live at the property or they moved before the auction)
  • What was the property address

D. The lien holders name/address and the amount of those liens (if any)

  • Are there any governmental liens on the property or owner
  • Are there any mortgages on the property
  • Are there any other liens on the property, such as Judgments

Our WEEKLY SURPLUS LIST includes

  • All results for the week that ended successfully and has a surplus over over $1,000.

  • Access to our Document Repository where you can download the Property Information Report for each record which will supply you with all information in above
  • Access to our Resource Links which gives you instructions on how to look up the document numbers provided in the Property Information Reports as well as a link to each county’s Official Records website where you perform the search. This will give you D, the amount of the liens

PROPERTY INFORMATION REPORTS

Once we have our list of tax deeds headed to auction, we go to each county’s website and obtain the Property Information Report for each tax deed. This would be the Title Search, Abstract or Ownership and Encumbrance Report (O&E)

We then upload them to our Online Repository making it a breeze for you to download any one you need. We name them by their Tax Deed Number so you can easily search for the one you need.
